Job description:
Overview
We are seeking a reliable and skilled Residential Property Maintenance Manager to oversee the maintenance and repair of residential properties. This position is responsible for ensuring the safety, functionality, and overall upkeep of occupied and vacant units. The ideal candidate will have strong troubleshooting abilities, excellent customer service skills, and experience in residential property maintenance.
This is a part-time position, with the potential for full-time employment after 90 days based on performance and business needs.
Responsibilities
Routine Maintenance
Conduct regular property inspections and perform preventive maintenance.
Repairs
Perform general repairs, including:
Plumbing repairs and leak detection
Electrical troubleshooting and fixture replacement
Appliance repairs
Minor carpentry and structural repairs
Complete maintenance work in both occupied and vacant units.
Resident Service Requests
Respond promptly and professionally to resident maintenance requests.
Ensure repairs are completed efficiently and with minimal disruption to residents.
On-Call Responsibilities
Participate in an on-call rotation to address emergency maintenance issues, including:
Major plumbing leaks
Power outages
Heating and cooling failures
Other urgent property-related emergencies
Record Keeping
Maintain accurate records of service requests, completed work orders, maintenance schedules, and inventory.
Track materials, supplies, and replacement parts as needed.
Maintain HVAC systems, plumbing, electrical systems, appliances, and other property components.
Identify and address maintenance concerns before they become larger issues.
Qualifications:
Experience
Minimum of 2 years of residential property maintenance experience required.
Technical Skills
Strong knowledge of:

General building maintenance and repairs
Ability to diagnose and resolve maintenance issues independently.
Certifications
EPA/HVAC Certification is required.
Additional certifications in plumbing, electrical, or related trades are a plus.
Communication
Excellent interpersonal and communication skills.
Ability to interact professionally with residents, property managers, and vendors.
Transportation
Reliable transportation and current automobile insurance are required.
Physical Requirements
Ability to lift and carry up to 50 pounds.
Ability to climb ladders, crawl, bend, stoop, and work in confined spaces.
Ability to work indoors and outdoors in varying weather conditions.
