Maintenance Technician

Job Summary:

The Residential Property Maintenance Technician is responsible for performing general maintenance and repair tasks to ensure the upkeep of residential properties. This role involves addressing maintenance requests from Residents, conducting regular inspections, and managing repairs to maintain the safety and functionality of the properties.

Key Responsibilities:

  • Routine Maintenance: Conduct regular inspections and preventive maintenance on residential properties, including HVAC systems, plumbing, electrical systems, and appliances.

  • Repairs: Perform general repairs such as fixing leaks, replacing fixtures, repairing electrical and plumbing issues, and addressing minor structural problems in vacant and occupied units.

  • Resident Requests: Respond promptly to maintenance requests from Residents, ensuring that issues are resolved in a timely and professional manner.

  • On Call Rotation: Address emergency maintenance issues such as major leaks, power outages, or heating failures, ensuring minimal disruption to Residents.

  • Record Keeping: Maintain accurate records of maintenance activities, including service requests, completed work, and inventory of supplies and parts.

Qualifications:

  • Experience: Minimum of 2 years of experience in residential property maintenance or a similar role.

  • Skills: Strong technical skills in plumbing, electrical work, HVAC systems, and general repairs. Ability to troubleshoot and resolve maintenance issues efficiently.

  • Knowledge: Familiarity with safety regulations and best practices in property maintenance.

  • Communication: Excellent communication skills, with the ability to interact professionally with residents, managers, and vendors.

  • Problem-Solving: Strong problem-solving abilities and a proactive approach to addressing maintenance issues.

  • Tools and Equipment: Proficiency in using various hand tools and power tools required for maintenance and repair tasks. Reliable transportation with insurance is required.

  • Certifications: Relevant certifications (e.g., HVAC, plumbing) are a plus but not required.

Physical Requirements:

  • Ability to lift and carry up to 50 pounds.

  • Ability to perform physical tasks such as climbing ladders, crawling, and working in confined spaces.
